Associate Broker, Emelia Beltran, has many years of experience managing condos, townhouses, and single family houses throughout Northern Virginia. She started buying homes as investment properties.

From this experience, she began managing her clients' properties full-time. She now manages properties for both herself as well as clients who want a property manager to be responsible for complete property management from finding the tenant to property maintenance.

We provide the following services for all of our property management clients:

  1. One year free property management. We offer one year free property management when you purchase a home through The Nova Team. That's right, we'll offer you one year free property management when you purchase a condo, apartment, townhouse or single family home. We'll handle every aspect of maintaining and keeping your home rented year-round.

  2. Tenant screening. This service includes advertising on the Internet, The Post, and other local journals that feature your home. We screen and select the most qualified tenant based on previous rental and credit history. We run credit checks at no cost to you.

  3. Show your rental. With every property that we manage we will show and hold your home open (with as little disruption as possible to the current tenant) until your home is rented. Again, we advertise through our website, online mediums (like Craig's List), and traditional publications like, The Washington Post to advertise your home's availability.

  4. The lease. We handle all aspects of the lease. We ensure every aspect of the terms of renting your home is in writing to ensure that your greatest asset is protected.

  5. Rental income. Typically, every year rents are raised. We will first determine what a fair market value is for your investment. Once we've determined this, year after year rents will be raised. We will show you how to maximize the income potential of the investment that you have made. Our goal is to provide you with positive cash flow from your investment property.

  6. Maintenance and repair. We make routine inspections of the condition of your property as well as a walk through before a tenant moves into your rental property and before they vacate your property. Additionally, we offer excellent industry contacts who can make repairs as needed to your investment property at competitive rates.
